Bradley Creek Station construction began in 2019 and is now heading into the final phases of development.

Developers Steve and Parker Anderson and the SAMM Properties team wanted to implement an office building into this specific area of Wilmington that benefited business owners and the customers.

According to Parker Anderson, “The entire first floor is class-A retail, and then the second and third floors are class-A office.” The first floor is perfectly designed for retail to take advantage of the high traffic counts and visibility Oleander Drive has to offer along with massive amounts of residential density surrounding the property.

Based out of Wilmington, NC SAMM Properties are experienced in commercial condominium real estate development with a focus on Class A office and retail space. SAMM Properties, Inc. is the market leader in commercial office and retail condominium space and has developed numerous retail and office projects that can be seen all over the area. Buildings like the Howe Creek Landing, the 17th Street Medical Park, Offices at Mayfaire, and the Offices at Airlie are all the work of SAMM Properties. So, of course, ending up in the Seagate region of town with Bradley Creek Station was just a natural progression.

Bradley Creek Station offers 80,000 square feet of office and retail space and is conveniently located at 5815 Oleander Drive. The building is comprised of 80,112 +/- sf, spread over three floors with 26,700 +/- sf floor plates each.

The 2nd and 3rd floors are designed for Class A office space, with common area restrooms, two 3,500 lbs traction elevators, and a multitude of windows for natural light. Suite sizes range from 2,500 usf up to 26,300 rsf and based on the tenant’s needs, and exterior building signage is available. Parking is abundant as the ratios for the development will be close to 5 spaces per 1,000 usf. NCDOT has approved full access signalized intersection at the corner of 58th Street and Oleander Drive, which will provide safe ease of access to and from the property.

The completion date for the shell of the building is estimated to be 2nd quarter 2020, and suites will be delivered in a cold dark shell format. This complex is still under construction but pushing hard to be completed soon. The finishing touches are being made, such as paved turn lanes and stop lights, in preparation for the spring and summer months.

The community seems to be excited by the positives that Bradley Creek Station will be bringing to the Wilmington area, and Anderson is thrilled by the response from current and potential tenants.

“We are very excited for our community about the quality of businesses that will be occupying Bradley Creek Station. Each business coming to Bradley Creek Station has had a profound impact already in our community, and we are grateful for their trust in bringing the vision of Bradley Creek Station to reality,” Anderson explains.

Bradley Creek Station will help in the transformation of the area. This section of town has already undergone some significant changes, with thriving nearby residential communities, new boutique offices, Wrightsville Beach Brewery, and more.

After nearly two and a half decades in their original location, and the successful launch of her shop and studio space, Jennifer Kraner and the Big Sky Team decided that it was time for a space upgrade -but it wasn’t all that easy to pull the trigger. “I was very nervous at first,” Kraner said. “Deciding to move was a BIG step for us. Especially for me as a business owner because the business means everything to me and my family. We had several concerns about the process, finding the right property, and everything else that comes with moving your business.” SAMM Properties works with their clients every step of the way to make sure that the process is as smooth and painless as possible. “Working with SAMM properties has been a very positive experience,” said Kraner.

First Carolina Bank wanted a location that felt welcoming and trendy, a place that customers would love to visit. The new Bradley Creek Station in Wilmington, NC, seemed like the perfect solution to stand as the beachhead location, which aligned well with the company’s needs and goals.

According to the Head to Toe Owners, “the response from clients has made it possible for us to give even more back to the community with a beautiful, fresh new space.” SAMM Properties allows many local businesses the opportunity to have their own slice of Wilmington real estate.

As a former banker of 18 years, Thibault has always paid close attention to the numbers and has never been a stranger to analyzing trends in data. When she opened her coastal gift and home boutique, Crabby Chic, she used her knack for data analysis to pinpoint her target audience based on sale trends and buyer personas to determine the best new location for her boutique. As a mother with an eye for design and a deep appreciation for home art, Thibault loved the updated coastal contemporary look of Bradley Creek Station. She chose SAMM Properties because they understood her company’s needs and vision.

“We believe this area of town is really transforming with the thriving residential community of Summerwalk, Wrightsville Beach Brewery, the planned development by Evolve at the old movie theater site, and the transformation of many residential houses on Oleander into boutique offices and retail. Oleander Drive is transforming, and SAMM Properties is honored to be a small part of that.” said Parker.

“We worked with Steve Anderson on the lease of our office space in Mayfaire. We were thrilled with the final outcome and look, all beyond our expectation. What we appreciate most was his communication, attention to detail, and delivery of expected results and then some within the expected time frame.”

“My wife and I were leasing space for our retail store here in Wilmington and Steve approached us about purchasing space in Phase II of Anderson Square. Since we had always wanted to own our store space, we actively pursued purchasing a location in Anderson Square. I had known Steve for a number of years but had never had a business relationship with him. I was not surprised at all to find that it was an absolute pleasure to deal with him as our new location was being built. He was always available to help in any way he could to be a problem solver during the construction. I had been expecting a lot of hassles during the build as the gremlins seem to thrive around construction sites, but my experience was the opposite. If I needed help or advice, Steve was right there smoothing the way.

We opened our new location in 2004 and I worked closely with Steve until he sold his interest in Anderson Square in 2016. During those years, I found him to be very concerned about the welfare of all the store owners in the center and was constantly picking up trash, hanging Christmas decorations or driving through to check on any parking problems. Steve is the type of developer that remains involved in his projects long after they are completed. I would highly recommend him to anyone looking to own or lease a portion of any project he is building.”
