Mayfaire 2 is a 36,500-square-foot, three-story building

Site work has begun for the second of three office buildings being developed on Parker Farm Road by Steve Anderson.

Construction should begin in the next two to three weeks on Mayfaire 2, a 36,500-square-foot, three-story building going up across the street from Anderson’s fully-occupied first phase, called the Offices at Mayfaire building.

The project has a purchase contract for the entire second floor, Anderson said. Three quarters of the first floor are under contract or the subject of negotiations, he added. One of the occupants will be a specialty dentist and another a bank’s financial services business.

“I have five other medical groups in all stages of discussion for sale or lease,” Anderson said, adding that financial firms and medical practices have discovered Mayfaire.

Anderson said he is in negotiations with three users for the third floor, two of which would take the entire floor.

“There are enough talks going on now if everyone were to show up, I’d have to go down the street and take the last office pad,” he said, referring to his next project, Mayfaire 3.

He said Park Sterling Bank has pre-approved financing for both the No. 2 and 3 buildings, and he expects construction on the third building to start while No. 2 is being built.

“This is one of the most energy-efficient buildings available for the commercial market” in the Wilmington area, and one of the first built to meet international energy standards that went into effect March 1, said Cothran Harris, architect for the project.

Anderson would not say how much the building will cost.

McKinley Building Corp. will construct the office building. Completion is expected by March 1.
